Security footage has revealed offenders used an angle grinder to force entry to a Drouin business premises on Saturday morning before stealing a utility from the yard.
Baw Baw CIU detectives are investigating the burglary, shortly after 2am, at Gippsland Excavations in Weerong Rd.
Police said security footage showed a white Toyota Landcruiser with three occupants parked out the front of the premises.
It is alleged offenders used an angle grinder to cut a hole in the fence before enterting the yard.
Police believe one of the offenders spent about 20 minutes under a Holden utility before forcing entry to an office.
A set of keys was stolen from the office before offenders used the keys to drive away in a grey 2005 Holden Crewman utility. Registration of the vehicle is XSD251.
